We custom-make our sealcoat for your specific parking lot because every lot is unique. Our team use either coal-tar emulsion or asphalt-based emulsion, and we add sand to increase solids and minimize liability in case of slips and falls. We can also add an acrylic-based hardening additive or polymer-modified material for extra strength and longevity.

Before we get started on your lot, we need to make sure all structural repairs are completed and that at least 12 months have passed since the repairs were done. We’ll need access to all areas that need to be sealed, including locked or gated areas, and sprinklers will need to be shut off. And don’t worry, we’ll clean everything up with mechanical blowers and brooms or a sweeper truck before we start.

But when can we actually apply the sealcoat? The weather has to be just right – the air and pavement temperature should be at least 55 degrees Fahrenheit while we apply the sealer and for the following 8 hours. And after we’re done, you’ll need to keep your lot off-limits to traffic for at least 24 hours.

But don’t worry, we know you’ve got a business to run. We can perform the sealcoating in off-peak hours or in several separate sessions to accommodate your schedule. Just remember not to hose down, wash, or use sprinklers on your lot for 48 hours before and after the work is done.
