PREPARATION
Applying the sealcoating material is important, but it is not more important than the preparation of the existing surfaces. Thoroughly cleaning the pavement to remove dirt, debris, and any vegetation is the first step of this beautification process. This is done by using brooms, blowers, or pressure washers. After the surface has been cleaned, you might want to repair any cracks or potholes that are present. Cracks can be filled with crack sealant, while potholes might require patching. MIXING THE SEALCOAT MIXTURE
Sealcoat is obtained from a few locations in the bay area, so El Camino General Engineering and other contractors in the area start with a similar material. This is about all that is shared. After the material is purchased from the commercial grade companies, the composition is changed on the job-site. APPLICATION
When applying the sealcoat mixture, it is important to understand that the application process is ART. Before the entire surface is done, the edge trimming is required. This is when the sealcoat is applied to the edges of the pavement first using a brush or squeegee. After the edges have been completed, we continue to the main application over the uncoated surfaces. The sealcoat is applied to the main area of the pavement using a squeegee, brush, or spray system. Two coats are typically applied for better coverage and durability. After the seal has been applied, it is important to understand that adequate drying is required before vehciles are allowed to travel over the surface, typically 24-48 hours, depending on weather conditions.

After the pavement is cleaned, it will expose the failures such as cracks and oil stains from vehicular traffic. Soil stains needs to be treated with a solvent to help break down the oils to ensure there is a proper bond between the asphalt pavement and the new seal coat.
After pavement stains have been addressed, it is important to repair any cracks on the existing pavement surface. For cracks found on residential driveways, our company offers liquid crack filling materials by OverKote which is an emulsified petroleum asphalt with laytex rubber. For commercial parking lots, our company offers hot rubberized crack filler (Hot Tar Crack FIlling) by PaveAid which is an rubber that needs to be meted down by heating onsite to about 400 degrees. Only after this rubber is melted into a liquid can it be used to permanently repair cracks .
After cracks have been repaired, sealcoating operations can begin. After the restoration services and sealcoating services have been completed on a asphalt surface, signage and striping follow suit to create awareness and delineate areas.
